Lightly covered in the About section, I view property management as a relationship business. You are juggling relationships with owners, residents, and vendors. If you keep the needs of all those relationships attended to then it should be pretty smooth sailing. Granted, waters get choppy, and when they do, you need to have the capacity to deal with them.

I am the sole employee of this company, and will not expand beyond that. So in order to give your property the attention it needs, it is important not to flex my capacity. Bregalad Properties will be capped at 25 properties at all times. In 2020 Bregalad Properties will be capped at 10 properties. This allows me to commit to the owners that I do work with fully.

I am a member of Rental Housing Alliance Oregon and attend their education classes as well as monitor their and the cities Rental Services Office updates on law changes. I believe that we live in changing times, and it is important to have policy that reflects those times and protects groups that may otherwise get lost in the change. As modern property managers and landlords, I think its important to grow into our roles as providers and keep in mind that things are not going to always be as simple as collecting rent. We will at some point have to deal with struggling people or hard evictions. Its not common, and it is something I will help you through, but it is something to prepare for mentally if you enter this industry.

All of this being said, I have a fiduciary obligation to you and will follow your legal directions. I am your agent and while I do work with tenants, my relationship with you the owner precedes all others. Tenants who do not pay rent or follow rules of the lease will be evicted accordingly. Any decisions I make regarding the property will be in what I view to be the best financial decision for you unless directed otherwise.

Tenants

Generally speaking tenants leave a property for one of three reasons:

  • A rude or abusive manager or landlord

  • Regularly deferred maintenance

  • A life event (job in new city, marriage/divorce, death)

My goal is to make sure that the only reason you leave one of my properties is because of a life event. It is in my interest to respond to you quickly and to take care of any habitability issues that arise promptly. My goal is to reach a place where you know you can submit a work order request that is responded to in a timely manner, and feel like you have a home that you can be safe in and have your tenant rights respected in.

I ask that you pay rent, report maintenance items, and follow the rules of the lease that you sign on to. There are certain things, such as an owner moving back into a property, selling a property, or needing to remodel, that may cause you to need to move out. Generally there is financial compensation associated with these situations. Unless you have been notified ahead of time, in which case you would be aware of entering a lease for a limited time.
