Screening Criteria

 
  • Screening fee at cost to screening provider

  • 2x to 2.5x monthly rent as income (depending on home price)

  • Minimum credit score of 600

  • Verifiable employment or letter of employment from an employer

  • No positives on the National Sex Offender Registration

  • Houses are non-smoking

  • Application only processed once completed applications and fees have been paid/ turned in by all applicants

  • Cosigners are not permitted

  • Renters Insurance of at least $100,000 required

  • 12 months rental history required

  • No evictions in past 5-years

  • Felonies involving: murder, manslaughter, arson, rape, kidnapping, child sex crimes, or manufacturing or distribution of a controlled substance. b. Felonies not listed above involving: drug-related crime; person crime; sex offense; crime involving financial fraud including identity theft and forgery; or any other crime in the conduct for which applicant was convicted or is charged is of a nature that would adversely affect property of the landlord or a tenant or the health, safety or right of peaceful enjoyment of the premises of the residents, the landlord or the landlord’s agent, where the date of disposition has occurred in the last 7 years. c. Misdemeanors involving: drug-related crimes, person crimes, sex offenses, domestic violence, violation of a restraining order, stalking, weapons, criminal impersonation, possession of burglary tools, financial fraud crimes, where the date of the disposition has occurred in the last 5 years. d. Misdemeanors not listed above involving: theft, criminal trespass, criminal mischief, property crimes or any other crime if the conduct for which applicant was convicted or is charged is of a nature that would adversely affect property of the landlord or a tenant or the health, safety or right of peaceful enjoyment of the premises of the residents, the landlord or the landlord’s agent, where the date of the disposition has occurred in the last 3 years. e. Conviction of any crime that requires lifetime registration as a sex offender, or for which applicant is currently registered as a sex offender, will result in denial.

  • Manager will review letters from employers, parole officers, or recommendation from other figures of authority as additional material in the case of a denial and then relay it to the owner. Felonies involving: murder, manslaughter, arson, rape, kidnapping, child sex crimes, or manufacturing or distribution of a controlled substance will need heavy supporting documentation to preserve safety of manager and neighbors.
